Here you will find "private property sales" only, deal direct with the owner therefore not paying those huge estate agent fees.
The process to purchase a private sale is easy, make your offer, if accepted the owner must inform their Notaire and papers will be drawn up to complete the sale in the same way as if you were using an estate agent. You can use your own Notaire if you wish and the two Notaires split the fee, it does not cost you extra to use your own. But bear in mind that Notaires are just there to prepare for the sale and facilitate it, they should not be biased in anyway. The owner must arrange for and pay for all the usual tests required for their property ie lead, asbestos etc.
So go on, take a look and see if you can find your dream home!!

North Dordogne Ref FOL/PRIVATE SALE/THE PUMP HOUSE
The Pump House is situated just 5 minutes from the picturesque village of St. Paul La Roche.
The property sits on it’s own in over 1 hectare of land with a small lake.
The surrounding country side is delightful as you would expect in this area with rolling hills and small country roads.
The water course is of course dependable and has the potential to generate all the energy you could possibly need. Free heating, lighting, air conditioning…………
In addition it has the potential to generate some 240 kilowatt hours of electricity every day. Renewable energy is of great importance to France and ADEME (The French Environment Agency), therefore EDF have a commitment to purchase electricity from renewable sources such as this.
EDF will contractually purchase your excess electricity to give you an income of between €17,000 to €50,000 per annum dependant upon the size and efficiency of turbine (or water wheel) fitted.
The amount paid for this energy is also index linked so a comfortable income and free energy for life ! Presently the property is situated over two floors although the water turbine and switchgear account for around 30% of available space on the lower floor. The building has a footprint of 8.5 x 6.2 metres with an area of some 106m² over two floors but regulations allow the property to be extended to a very well proportioned 3 bedroom house. Quotes for the cost of extension have ranged from € 26,000 to € 38,000. A very sensible price of € 84,000 is being asked for this unique property so a wonderful home could be yours for less than € 150,000 The river which runs through the properties land would make a wonderful feature and evenings spent fishing on your own river or lake (also on the properties land) would pass the time while your turbine is still making you money for free.
Alternatively just walk out of your door straight into the countryside.
The Turbine The turbine and switchgear are still in place although these will require servicing or possibly replacement. A water wheel is also completely feasible.
As the property is already connected to the grid it would only be necessary for EDF to fit ‘net metering’ equipment at a cost of between 600 to 1200 Euros so electricity could be sold. The current contracts EDF enter into for purchasing electricity are for a minimum of 20 years, index linked. Location
The precise location of the property can be found on Google maps or www.geoportail.fr at 45° 28’ 05.20’’N / 0° 58’ 34.41’’ E.
Cadastral Plan
This is available upon request.
Area and facilities
There is a shop, cafe/bar and restaurant about 2km’s at St. Paul La Roche. The towns of Thiviers, Chalus are within just a few minutes drive. Dordognes capital city of Perigeuex and Limoges airport are both around 40 minutes. Schools, supermarkets, doctors and dentists are all just a few minutes away. Summary
This is a rare opportunity to acquire a unique property which can easily be extended into sizeable accommodation.
The facility to generate electricity and sell energy back to EDF present the opportunity to enjoy a secure income for life and of course you will also enjoy free energy forever with no power utility bills.
Virtual self sufficiency is possible as of course there is plenty of water available for your own use.
The general condition of the property is very good as is the oak woodwork and roof.
This property also presents excellent rental opportunities so holiday home, Gite, or permanent residence are all realistic possibilities.
Regarding the purchase, refurbishments or help with arrangements to sell electricity to EDF, assistance can be provided in these and all other areas.
Telephone services and ADSL (Broadband) are available.
The property is being marketed at a very realistic price of 84,000 Euros – NO AGENTS FEES APPLY.

Dordogne
The house is situated in a small village which is no more than ten minutes from the small market town of Brantôme, justifiably known as the Venice of the Perigord.
The house comprises two properties; the main part of the house was built just after the war in traditional style with the adjoining cottage dating from the 18th century. After extensive renovations the two properties have been converted into a substantial yet easily manageable family home
Entrance floor: steps to the Wisteria-covered & newly covered west-facing terrace-balcony from the courtyard lead directly into the Dining Room cum Kitchen. The Dining Room (29 sqm) has fully fitted cupboards, wood burning stove, large fireplace and the south-facing view from the main window is across the valley; the adjoining Kitchen is fully-fitted and overlooks the courtyard.
The door from the Dining Room leads to the stairs (beautifully restored original Elm) and on into the Drawing Room (65 sqm). This room has recently been fully renovated with the original attic floor above taken out whereby the main A-frame oak beams are now fully exposed. The south facing view is similar to that from the Dining Room and a new set of French Windows give access to the garden to the rear by way of a balcony. This terrace-balcony faces east and thus perfect as a breakfast area.
In the Drawing Room, there is a wood-burning stove and the dressed stone of the fireplace has been exposed to the ceiling (5m height). All of the original dressed stone has been restored (casements to windows etc) and the downstairs cloakroom is situated to the side of this room. Stairs to the side of the Drawing Room lead down to what was originally the cottage ground floor that now comprises a main Entrance Hall to the entire house (26 sqm) – with tiled floor, fireplace & exposed beams and a further room currently used as an office (18sqm), oak floored with exposed beams.
This entire side of the house has been fully restored to include re-roofing; fully insulated (including between floors); plaster-boarding; re-wiring with all wood treated and a new be-spoke front door. .
First floor: comprises two bedrooms to either side of the stairs – both are en suite and similarly sized (35 sqm) and both have south-facing views and fitted wardrobes.
Second floor (attic): a large space (approx 45 sqm) within the exposed A-frame timbers that has been recently renovated to include full insulation, plaster-boarding and re-wiring and is currently used as a third bedroom when needed and storage area. This space could easily be further converted into either two bedrooms or used as a children’s bedroom cum play area.
Outside: Adjacent to the back of the house and cottage is a large concrete-floored barn on two levels; the roof is sound and the ground floor is used for wood storage, as an additional garage and is in the process of being re-wired.
Covered Terrace: To the side of the courtyard is a large terrace that faces south by west – originally ancient pig-sties. This space has also been recently converted to provide a perfect outside eating area to the side of which is a covered walk-way through to the garden.
Secondary barn: To the side of the original cottage is a smaller barn divided into three; one section is used as a tile store, another left empty and a third – that has direct access to the garden – is currently used as a (large) potting shed. To the side of that and against the back wall of the cottage is an original bread-oven.
The garden:
has been fully planted with maturing shrubs and there are two potagers
(kitchen gardens); one to the top of the garden and the other by the small lane
that runs along the front of the house – this latter fully enclosed by a
dressed-stone wall. The area is approximately 500 sqm and thus easily manageable
and maintained. There are vines on most walls as well as a Black Hamburgh (a
long distant relative to the Hampton Court vine planted by Henry V111) outside
the front of the cottage entrance. Wisteria has also been trained across the
entire front and sides of the house and, while maturing and flowering now, it
will offer a superb display over the coming years.
The house is set within a small hamlet overlooking the valley of the River Cole with beautiful views year round and there is an excellent restaurant / bar in the main village some ten minutes walk away as well as a post office next to the Mairie.
The house is about a half hour drive (dependant on the route chosen) from Perigueux. For weekly groceries etc there is a choice of Leclerc, Auchan and other hypermarkets, for day-to-day shopping then it is either Shopi in Brantôme itself or the similarly sized Atac (but a bit less pricey) in Thiviers.
By road we are about an eight hour drive from Calais or Boulogne and six from either St Malo or Caen. The péage has recently been completed north of Tours linking north and south thus, the journey is much easier than it used to be.
By air - Limoges and Bergerac airports are both between an hour and ninety minutes easy drive away.
By rail - the nearest link to the UK is via Angouleme / Paris / London.
Viewing is essential and strictly by appointment only. Please contact neil.storey@storeysinfrance.com for further details and see our web site http://www.storeysinfrance.com
