Charm, character and a Pool in North Dordogne
A very pretty detached and spacious, well equipped farmhouse with pool and wonderful views at the very end of a quiet lane on the edge of a tiny hamlet. Walk out of the gates straight into the countryside.
This is probably the rarest property type to be found in the south west of France.
Large cave, pool house and a wind turbine!
Plans exist to create a three bedroom two bathroom home.
The property has large ( ½ acre ) fully enclosed gardens and swimming pool with 18M² chalet at the side of the pool.
The property has been renovated to
a very high standard and has solid Oak floors throughout, Oak kitchen units,
exposed beams, stone fireplace and split air conditioning unit.
The layout is open plan and the property currently has one large double bedroom and large well fitted bathroom.
The plans to extend have been professionally produced which essentially doubles the footprint of the property and provide further accommodation on the first floor.
This will give three very good sized bedrooms and a further bathroom plus large landing area for an office etc.
The pool is approximately 8 x 4
metres and enjoys the sun all day long. A decked walkway leads from the pool
chalet which is lit by LED lighting. The pool also has internal lighting and
further lights are fitted at the far end of the decking to light the garden at
night. All controls are fitted in the pool house for convenience.
The gardens are well tended and
easily maintained. There are two cherry tree’s, fig tree, apple tree, plum and
two hazelnut tree’s. The lawn has a gentle slope to the bottom of the garden
where there is a lake.
There is also the original stone Porchery at the rear of the property.
The pool chalet has also been well
fitted and has power with it’s own consumer unit. Water has been made ready for
connection. The chalet has two opening windows, double French doors and again
has been fitted with solid Oak flooring.
The wind turbine is a 2.2kW unit which is capable of generating approximately 50% of the properties energy requirements.
The front of the property has been professionally laid to provide parking for around 8 cars. This area is dressed with small stones.
As you walk out of the gates you can walk in a number of directions without coming near any roads or people. There are three more lakes within a few minutes walk.
The main bedroom is at the rear of
the property and looks out over the lake at the bottom of the garden. This again
has solid Oak floors and is bright, airy and comfortable.
The kitchen has good quality
inbuilt fluorescent lighting and automatic emergency lighting.
Beneath the property is a very large cave of around 8 x 5 metres. The cave is unusual being very high so standing room throughout. A water tank and pump are fitted in the cave – these were fed by a source at some time but this is not presently used.
The property has 3 phase electricity and Broadband / ADSL is available.
The property is currently rented as Gite and enjoys an exceptional rental income due to the location, pool, and standard of accommodation. It is located between Dussac and Sarrazac.
The historic cities of Perigueux and Limoges are approximately 45 minutes away.
There is a shop, cafe/bar and restaurant about 3km’s and bread is regularly delivered if required.
If you enjoy French history and culture the chateaux of Jumilhac La Grande and Hautefort are nearby as are the many pretty villages and small towns nestled in the beautiful countryside.
The property has been valued by a number of agents with valuations well in excess of our asking price.
The property can be sold with planning permission to extend if required. Quotes for extending have ranged from 23000 to 38000 Euros.
This is a rare opportunity to
acquire a property which is ready to move into, can easily be extended and
enjoys a high rental income if desired.
Holiday home, Gite, or permanent residence are all realistic possibilities.
The property is being marketed at a very realistic price of 125,000 Euros – NO AGENTS FEES APPLY.

The house is situated in a small village which is no more than ten minutes from the small market town of Brantôme, justifiably known as the Venice of the Perigord.
The house comprises two properties; the main part of the house was built just after the war in traditional style with the adjoining cottage dating from the 18th century. After extensive renovations the two properties have been converted into a substantial yet easily manageable family home
Ground
floor (sous-sol):
large utility room with a shower (currently used as a laundry room); a single
car garage plus two other general storage rooms – one of which where pot-plants
are over-wintered.
Entrance floor: steps to the Wisteria-covered & newly covered west-facing terrace-balcony from the courtyard lead directly into the Dining Room cum Kitchen. The Dining Room (29 sqm) has fully fitted cupboards, wood burning stove, large fireplace and the south-facing view from the main window is across the valley; the adjoining Kitchen is fully-fitted and overlooks the courtyard.
The door from the Dining Room leads to the stairs (beautifully restored original Elm) and on into the Drawing Room (65 sqm). This room has recently been fully renovated with the original attic floor above taken out whereby the main A-frame oak beams are now fully exposed. The south facing view is similar to that from the Dining Room and a new set of French Windows give access to the garden to the rear by way of a balcony. This terrace-balcony faces east and thus perfect as a breakfast area.
In the Drawing Room, there is a wood-burning stove and the dressed stone of the fireplace has been exposed to the ceiling (5m height). All of the original dressed stone has been restored (casements to windows etc) and the downstairs cloakroom is situated to the side of this room. Stairs to the side of the Drawing Room lead down to what was originally the cottage ground floor that now comprises a main Entrance Hall to the entire house (26 sqm) – with tiled floor, fireplace & exposed beams and a further room currently used as an office (18sqm), oak floored with exposed beams.
This entire side of the house has been fully restored to include re-roofing; fully insulated (including between floors); plaster-boarding; re-wiring with all wood treated and a new be-spoke front door. .
First floor: comprises two bedrooms to either side of the stairs – both are en suite and similarly sized (35 sqm) and both have south-facing views and fitted wardrobes.
Second floor (attic): a large space (approx 45 sqm) within the exposed A-frame timbers that has been recently renovated to include full insulation, plaster-boarding and re-wiring and is currently used as a third bedroom when needed and storage area. This space could easily be further converted into either two bedrooms or used as a children’s bedroom cum play area.
Outside: Adjacent to the back of the house and cottage is a large concrete-floored barn on two levels; the roof is sound and the ground floor is used for wood storage, as an additional garage and is in the process of being re-wired.
Covered Terrace: To the side of the courtyard is a large terrace that faces south by west – originally ancient pig-sties. This space has also been recently converted to provide a perfect outside eating area to the side of which is a covered walk-way through to the garden.
Secondary barn: To the side of the original cottage is a smaller barn divided into three; one section is used as a tile store, another left empty and a third – that has direct access to the garden – is currently used as a (large) potting shed. To the side of that and against the back wall of the cottage is an original bread-oven.
The garden:
has been fully planted with maturing shrubs and there are two potagers
(kitchen gardens); one to the top of the garden and the other by the small lane
that runs along the front of the house – this latter fully enclosed by a
dressed-stone wall. The area is approximately 500 sqm and thus easily manageable
and maintained. There are vines on most walls as well as a Black Hamburgh (a
long distant relative to the Hampton Court vine planted by Henry V111) outside
the front of the cottage entrance. Wisteria has also been trained across the
entire front and sides of the house and, while maturing and flowering now, it
will offer a superb display over the coming years.

The house is set within a small hamlet overlooking the valley of the River Cole with beautiful views year round and there is an excellent restaurant / bar in the main village some ten minutes walk away as well as a post office next to the Mairie.
The house is about a half hour drive (dependant on the route chosen) from Perigueux. For weekly groceries etc there is a choice of Leclerc, Auchan and other hypermarkets, for day-to-day shopping then it is either Shopi in Brantôme itself or the similarly sized Atac (but a bit less pricey) in Thiviers.
By road we are about an eight hour drive from Calais or Boulogne and six from either St Malo or Caen. The péage has recently been completed north of Tours linking north and south thus, the journey is much easier than it used to be.
By air - Limoges and Bergerac airports are both between an hour and ninety minutes easy drive away.
By rail - the nearest link to the UK is via Angouleme / Paris / London.
Viewing is essential and strictly by appointment only. Please contact neil.storey@storeysinfrance.com for further details
